The Campo Marzio site is located not far from the lake, on the Cassarate and on the road axis from the center to the east. But all you’ll find here are old exhibition halls and an asphalt parking lot. After the two-stage investor competition failed to produce a winning project, the city decided to draw up the urban planning rules itself. A master plan has been in place since summer 2023.
Campo Marzio is to become a public meeting and recreation area. Two building plots and three public open spaces have been defined for this purpose. In the foreground is the new congress center with a view of the lake and Monte San Salvatore. Just as important in terms of city life is the second, mixed-use development site with a hotel, restaurants, commercial space and apartments. The master plan allows for considerable density, but otherwise specifies few rules. The development can succeed if architectural competitions follow. These will also show whether the planned high-rise actually fits in here.
The master plan already defines everything necessary for the open spaces such as Campo Alberato on Cassarate, the Giardino Pubbico in the north and the neighborhood square on Viale dei Faggi so that they become and remain the basic framework of the area. The master plan also calls for the demands of climate-friendly planning to be met with permeable settlement. To better connect the area to the historic city center, the new streetcar line will one day be extended to Viale Castagnola and beyond. The canton completed its feasibility study on this in April 2023.
L’area di Campo Marzio si trova a poca distanza dal Lago, sul Cassarate e sull’asse stradale che dal centro porta verso est. Qui ci sono solo vecchi padiglioni fieristici e un parcheggio asfaltato. Dal concorso per investitori in due fasi non e uscito alcun progetto vincente, motivo per cui la città has deciso di elaborare le regole urbanistiche autonomamente. Dall’estate 2023 e pronto un Masterplan.
Campo Marzio sarà un luogo pubblico di incontro e ricreazione. A tal fine, il piano definisce due zone di costruzione e tre spazi liberi pubblici. In primo piano la nuova costruzione del centro congressi con vista sul lago e sul Monte San Salvatore. Altrettanto importante in termini dl vita cittadina e la seconda zona di costruzione, a uso misto, con hotel, gastronomia, aree commerciali e alloggi. II Masterplan consente di densificare ampie zone ma, per il resto, fissa poche regole. L’edificazione può avere sviluppi positivi se accompagnata dai concorsi di architettura che potranno altresì indicare se il grattacielo previsto si addice o meno al luogo.
Per gli spazi liberi come il Campo Alberato sul Cassarate, il Giardino Pubblico a norde e la piazza di quartiere di Viale dei Faggi, il Masterplan stabilisce già tut tut tut il necessario affinché questi possano diventare e rimanere la struttura portante dell’area. Il Masterplan chiede di rispondere all’esigenza di una pianificazione rispettosa del clima con la permeabilità del suolo.
